Landlords - Sale - Home Information Packs

From 1st June 2007 you will not be able to market the sale of a residential home without a Home Information Pack (HIP), unless you are selling with a remaining tenant or selling more than one to one to an investor or the like.

This is as a consequence of Government Legislation which will have an effect upon every person who intents to sell a residential home on or after 1st June 2007. The Government has pledged that its mass media campaign will make residential property sellers aware of what is required of them after the new legislation has been implemented. At The Dures Partnership we can provide you with an easy to understand guide as to what will be required of you as a seller of a residential property and also act for you in the preparation of a fully compliant HIP to allow you to market your property either through an Estate Agent or by way of a private sale.

In broad terms, the Government envisage that the HIP will simplify the home selling process and reduce the number of sales that presently do not proceed to completion. Whether this turns out to be the case remains to be seen.

In general terms the HIP includes a number of legal searches and documents relating to the property you wish to sell and the pack will also include a new document called an Energy Performance Certificate. This certificate will require a suitably qualified expert to attend at the property and assess its energy efficiency. It is considered by the Government that the contents of the report will assist buyers in deciding whether to buy the property and, if they do, what they will have to do to make it more energy efficient.

You can obtain your own HIP directly from any of the providers that are currently on the market or, as most people prefer to do, instruct a solicitor to arrange its preparation.
